Updates and Upcoming Projects

I’m excited to share some great news about the improvements we have lined up for October. Our team has been working hard to ensure our common areas get some much-needed updates, and we’re confident you’ll love the results. Everything listed below is scheduled to be completed by or before November 1, with several additional projects planned for 2025.
Here’s a rundown of the work being done:
POOL AND SURROUNDING COMMON AREAS
- Parking Lot:
The parking lot will be resurfaced, sealed, and striped, including lines for a free throw and foul shot area by the basketball goal. We’re also striping off the parking spot in front of the trash bin enclosure to allow for easier access. - Basketball Goal:
By popular request, we’re replacing the basketball goal to keep it in top shape for everyone to enjoy. - Trash Bin Enclosure:
The trash bin enclosure will be painted to match the cabana, and we’re adding shrubbery to the backside to obscure the view from the street. No more seeing the trash bins from the road! - Playground:
The bench will be relocated from the left to the right side of the playground, and we’re adding a picnic table on the left side for more seating options. - Cabana:
The cabana is getting a complete refresh, including a new coat of paint, repairs to any termite damage, and updates to worn trim. We’ll also be removing outdated lockboxes and installing new light fixtures to enhance security, with lights that turn on 30 minutes before sunset and turn off 30 minutes after sunrise. The concrete under the cabana will also be stripped, painted, and sealed. Additionally, we’re adding a ceiling fan to the cabana to provide more comfort during summer gatherings by the pool. - Pool Fence:
New lighting will be added every third post, and the fence will be painted. The old access post near the playground side will be removed, and the concrete hole patched. - Pool:
The pool will be drained, resurfaced, and re-tiled for a fresh look. The water feature (mushroom) will also be repainted and sealed. - Signage:
All pool signage will be updated and replaced, including new signs featuring our specific community rules. A sign will be added to the parking lot to enforce quiet time, per county ordinances, and a “Slow Down, Kids at Play” sign will be placed near the area where kids often play football.
AROUND THE COMMUNITY
- Pet Waste Signage:
We’re adding six new signs throughout the community reminding pet owners to pick up after their pets. - Retention Pond (Royal Sunset Drive Side):
A 3-foot border will be cut inside the fence to prevent vegetation from growing through during the colder months. - Community Islands:
All community islands will be cleaned out, with new shrubbery, trees, and fresh mulch added. We’ve also heard requests from parents asking to keep the shrubs hedged tighter, allowing for better visibility of their children while they’re playing. We’re happy to let you know that this is being addressed during the island clean-up! - Entrance:
The right-hand side of the entrance will receive new sod, with shrubs cleaned up and fresh mulch laid to enhance the appearance of our entryway. - Electric Station (Behind the Pool):
The area to the left of the electric station on Royal Sunset Drive will have grass and weeds cleared, with a new mulch bed and shrubbery added for a cleaner look. - Sidewalks Repair:
You might have noticed all the yellow and orange markings throughout the community—whether on the street, sidewalk, or driveways. We have been working diligently with the county to get the uneven, cracked, and damaged sidewalks, curbs, and drains repaired. Over 20 repairs have been identified in our community and are scheduled to be completed before the end of the year. These repairs also include replacing the cracked driveway at the electric station behind the pool.
COMMUNITY APPEARANCE
I know that it’s often the HOA that sends out letters and emails pointing out areas where improvements are needed, and while that’s part of our role, I want to take this moment to celebrate all the wonderful work being done in our community. The noticeable improvements to yards, mailboxes, and homes—whether it’s pressure washing, house painting, or general upkeep—show just how much care and pride each of you is putting into maintaining your properties. It doesn’t go unnoticed, and it’s greatly appreciated.
It’s clear that we all share a commitment to making Rosewood Park a beautiful and welcoming place to live. I’m truly encouraged by the way we’re all working together to keep our community looking its best, and I look forward to seeing this positive momentum continue!
UPCOMING PROJECTS FOR 2025
- Red Fountain:
We’ll be removing three dead trees and planting a mature magnolia tree to beautifully fill the space. - Cabana Roof:
The cabana roof will be inspected and either repaired or replaced, depending on the findings. - Pool Furniture:
We will be working on replacing the pool furniture with higher-quality, commercial-grade pieces that are designed to last longer. In the past, we’ve had to piece together lower-quality furniture, and after reviewing the costs of continual replacements, we’ve decided that investing in durable, commercial-grade furniture will provide us with many years of use and allow us to be better stewards of our budget. - Pool WiFi:
We are exploring the addition of community WiFi access to the pool area. Several residents have requested this amenity, and we want to ensure we’re providing what our community wants. We’ll be conducting a community survey to gauge how many residents are interested in this addition. - Community Events:
We will be working with residents to identify community events that will bring everyone together. Whether it’s food trucks, bounce houses, face painting at the pool, or a community block party, we are exploring ways to add value, fun, and foster connections in our neighborhood. Many of you have expressed interest in this, and we are actively discussing and working to make these events happen.
